Like many properties in Dartmouth, 1 Orchard Gardens is ‘upside down’ in order to take advantage of the views. The front door leads into the ground floor which has two rooms: a large double bedroom and a good- size bedroom with twin beds. Stairs lead up to a half landing (with a back door to the rear garden) and the kitchen and bathroom. From the half landing, stairs lead up to the sitting room with a south facing balcony and a second double bedroom (all with extensive rural views).
Outside - the south- facing terrace at the front of the property looks over the well- stocked front garden to rural views; the terrace has a garden seat, table and a further table and chairs for dining alfresco. At the rear of the property there are further well- stocked borders, a seating area and small lawn.
1 Orchard Gardens is in an elevated position and the access steps may not be suitable for the infirm.
Situated in a sheltered, south- facing, elevated position, 1 Orchard Gardens has the benefit of full sun throughout the day. This is an important advantage at any time of the year but particularly during the low season when many properties in Dartmouth are out of the sun because of the surrounding hills. Properties directly on the river can also be decidedly chilly (even in the summer if it is windy)!
Street parking in Dartmouth is difficult for much of the year and virtually impossible in high season; be very wary about booking accommodation in Dartmouth without a guaranteed garage or parking space. 1 Orchard Gardens is very fortunate to have a single garage and is within easy walking distance (5- 10 minutes) of anywhere in the town. The garage will accommodate most vehicles but some large people- movers/SUVs will not fit because the headroom is limited (~72 inches)
