Steady as She Goes
After an extremely busy February, March was a little quieter, although more instructions have come to the market in the last few weeks. There can be a lull in activity before the holiday and with Easter around the corner, March suffered slightly. We are now halfway through the Easter weekend and activity has picked up, the town is busy and I hope the shops are having a well-deserved buoyant time. Again anything with close-up water views and the all-important parking is generating huge interest with prices holding up particularly well. The mass market however is still seeing price reductions in order to achieve a sale.
There has been some local movement in the market with people living in the town selling and buying locally which is always a good sign. There are also a number of excellent first time buyer opportunities with prices now lower than they have been for years and mortgage funds not quite so hard to come by. This is the ideal time to get a foot hold on the property ladder. Two bedroomed flats at the top of town start at about £99,000 which represents excellent value for money. There have also been a number of sales on Victoria Road, where over the last couple of years finding a buyer has been more difficult - we have just completed on two properties and another two or three with other agents have also sold recently.
There has at last been some encouraging economic news, with inflation lowering, GDP rising and businesses in the UK more optimistic. This could be the beginning of the recovery that we have all been looking forward to for so long. As for the property market, the latest indications (rarely to be believed) are forecasting a recovery sometime during 2013. All we can do right now is to continue with our efforts to get people moved, to enable clients to get on with their lives. Social mobility is one of the most important factors in our economy.
As of the last few weeks, there is much more choice for buyers now and with the onset of early summer it is a great time to buy in Dartmouth.
